    In July 2023, the number of cities in which the sales price of commercial housing rose in 70 large and medium-sized cities decreased, and the sales price of commercial housing in various cities remained flat or fell from the previous month, and rose or fell year-on-year.

    From the perspective of new commercial housing, in July, the sales price of new commercial housing in first-tier cities remained flat for two consecutive months, of which Beijing and Shanghai rose 0.4% and 0.2% respectively, and Guangzhou and Shenzhen fell 0.2% and 0.6% respectively. The sales price of new commercial residential buildings in second-tier cities fell 0.2% from flat in the previous month. The sales price of new residential buildings in third-tier cities fell 0.3 percent month-on-month, 0.2 percentage points more than the previous month. From the perspective of second-hand housing, in July, the sales price of second-hand housing in first-tier cities fell by 0.8% month-on-month, 0.1 percentage points higher than the previous month; The sales price of second-hand residential buildings in second-tier cities fell 0.5% month-on-month, 0.1 percentage points higher than the previous month. Prices of second-hand homes in third-tier cities fell 0.4 per cent month-on-month, the same decline as the previous month.
     In July, among 70 large and medium-sized cities, the sales prices of new commercial housing and second-hand housing rose in 20 and 6 cities, respectively, 11 and 1 fewer than the previous month.
    Second, the sales prices of commercial housing in all cities rose and fell year-on-year
    In July, the sales prices of new residential buildings in first - and second-tier cities rose by 1.0% and 0.2% year-on-year respectively, 0.3 percentage points lower than the previous month. The sales price of new commercial residential buildings in third-tier cities fell 1.5 percent year-on-year, 0.1 percentage points higher than the previous month. In July, the second-hand residential sales prices in first -, second - and third-tier cities fell by 1.4 percent, 2.7 percent and 3.5 percent year-on-year, an increase of 1.0, 0.3 and 0.1 percentage points compared with the previous month.
    In July, among 70 large and medium-sized cities, the sales prices of new commercial housing and second-hand housing rose in 26 and 5 cities, respectively, one less than the previous month.
